1. General Provisions, Subject of the Contract
1.1. The use of a parking space for a vehicle is only permitted after the conclusion of a service contract between the Visitor/Tenant – hereinafter jointly referred to as: lessee – and the parking operator – hereinafter referred to as: lessor.
1.2. The contract for the use of the parking space is established:
a.) by parking the vehicle in the parking space, even for a short period,
b.) by signing a rental agreement for the parking space for a longer period and occupying the designated parking space.

1.3. Upon the establishment of the contract, the lessee accepts the terms of the current house rules of the parking facility and agrees to comply with them. In return, the lessee gains the right to:
a.) – for the Visitor, park their car in any freely chosen parking space that is not reserved for tenants, or
b.) – for the Tenant, park their car in the space designated in the contract within the parking facility.

1.4. By entering into the contract, the lessor is solely obligated to make the parking space available to the lessee in a usable condition.
1.5. Parking or stopping vehicles carrying flammable cargo or vehicles powered by gas is prohibited.

2. Parking Facility Opening Hours and Use of the Rented Space
2.1. The garage is open 24 hours a day, every day of the week, including public holidays and other non-working days.

3. Rules of Conduct in the Parking Facility
3.1. The tenant is required to comply with road traffic regulations within the parking facility and must heed traffic signs, lights, markers, and painted road signals.
3.2. Vehicles may only be parked in designated, marked, and numbered parking spaces.
3.3. Blocking or obstructing traffic lanes, connecting pathways, pedestrian routes, exits, escape routes, or entrances reserved for fire services with parked vehicles or other objects is prohibited.
3.4. In the event of a violation of the traffic rules within the parking facility, the lessee is required to pay a procedural fee of 6,000 HUF. In the event of damages caused by violations of traffic or parking rules, the lessee is liable for compensation beyond this fee. This includes not only damages caused to third parties but also any damage to equipment, facilities, or property belonging to the parking operator.
3.5. In the event of any unusual incident, the parking facility staff will prepare a report to be made available to the relevant authorities.
3.6. The lessee must comply with any instructions given by the lessor, the operator’s staff, and security personnel concerning the use of the parking facility.
3.7. After parking the vehicle, it must be properly locked, and the lessee must leave the parking facility. Prolonged idling of the engine is prohibited. Maintenance, cleaning, and repair work can only be carried out by the authorized staff of the lessor.
3.8. Smoking and the use of open flames are prohibited throughout the parking facility. In case of fire, all persons not involved in extinguishing the fire must evacuate the parking facility by the shortest route.
3.9. Any damage caused by the lessee to the parking facility must be reported immediately to the lessor. The lessee is also liable for the costs of cleaning up any mess caused by them in the parking facility.

4. Liability
4.1. The parking facility is an unmonitored parking area. The lessor is not responsible for the supervision, guarding, or safeguarding of vehicles or their contents. It is not the duty of the parking operator’s staff or security personnel to monitor vehicles parked in the facility.
4.2. The parking facility is not heated.
4.3. The lessor is only liable for damages caused intentionally or negligently by the lessor, its staff, or its auxiliary staff, for whom it is legally responsible.
4.4. The lessor is not liable for damages caused by third parties. In the event of theft, the lessee must report the damage to the relevant police department. The lessor expressly and definitively excludes all liability in this regard.
4.5. The lessor is not liable for damages caused directly or indirectly by force majeure (e.g., war, fire, explosion, malfunction of technical equipment, strike, or riots).

5.2. Parking fees can be paid in cash at payment machines in the parking facility or to staff. In case of a machine malfunction or a lost parking ticket, the fee can be paid at the operator’s office. Requests for an invoice with VAT must be made in advance.
5.3. Vehicles can only exit the parking facility after payment of the parking fee or with a valid parking pass. If the tenant leaves the garage without paying the parking fee, the lessor may charge a fee equivalent to three days of parking unless the tenant can prove beyond doubt that they parked for a shorter period. Additionally, the lessor may enforce the claims outlined in section 6.2 regarding violations of the parking rules.
5.4. If a vehicle occupies two or more parking spaces, the tenant must pay a surcharge accordingly.

6. Deposit, Compensation Costs, Security
6.1. In the event of a lost parking ticket, the tenant must present an ID card and sign a report. In such cases, unless a longer parking duration can be proven, the tenant must deposit an amount equivalent to three days of parking as security. If the lost parking ticket is found within seven days, any overpaid amount will be refunded. After seven days, the deposit will be retained by the lessor.
6.2. In the event of a violation of parking rules—particularly parking without a license plate or exiting without paying the parking fee—the lessor may charge a penalty of 20,000 HUF. Additionally, the lessor may demand reimbursement for any costs incurred due to the violation, including police investigations, staff deployment, repairs, legal fees, etc.
6.3. The contracting parties agree that the lessor is entitled to a lien on the vehicle and its contents based on the terms of this contract. This lien is established by accepting the parking ticket, signing the rental agreement, and in accordance with the parking rules. If the tenant fails to fulfill their payment obligations, the lien holder has the right to sell the collateral to satisfy their claim and must account for any remaining amount to the tenant.

In such cases, unless a longer parking duration can be proven, the tenant must deposit an amount equivalent to three days of parking as security. 7. Duration of Validity, Removal of the Vehicle
7.1. Unless otherwise agreed, the maximum parking duration is four weeks.

- fuel or other liquid is leaking from the vehicle, or the vehicle’s defects pose a danger or hinder the operation of the garage,
- the vehicle is parked incorrectly, obstructing traffic, or in a reserved space without authorization.
7.3. The lessor may exercise their right to a lien as stated in section 6.3 if the maximum parking duration has been exceeded by three times and prior written notices have been ignored.
7.4. After the maximum parking period has expired, the lessor may relocate the vehicle within the garage at the tenant’s risk and expense and secure it in such a way that the tenant cannot exit the garage without the assistance of the lessor or its staff.
7.5. The lessor is entitled to charge parking fees until the vehicle is removed from the garage.
8. Place of Performance, Jurisdiction
8.1. The place of performance for this contract is the address of the parking facility where the short-term parking ticket or rental was obtained.
8.2. In any disputes arising from this contract, the parties will attempt to reach an agreement, possibly through mediation. If not, they accept the decision of the competent court as per the Civil Code.

9.By applying for an online parking pass or entering the parking facility, the tenant accepts all points of the General Terms and Conditions (GTC).
10.The lessor reserves the right to amend the parking rules.
